1. How far is the property from Queens? 

The property is 1 KM from the heart of campus (99 University Ave). That is 12-14 min walk, 5 min bike ride, 12 min bus ride and 2 min drive/taxi/uber! . Most students bike to and from campus.  At the moment. 14 out of the 15 apartments are occupied by Queens students (Mostly grad and PHD students).

2. How is the area to live in? 

The building is located at a dead end of the street and its parking lot is fenced in. There is limited traffic and thus the area is a quiet place to live for the most part.  The location is great as it is close to farmers markets (Kingston memorial center) , the downtown core and Queens.  The area is outside of the student ghetto so its a better place to live if you want some peace of mind.

3. How does garbage/recycling work? 

We have green bins collected every week on Wednesday morning by a Waste Management Company.  Recycling and garbage go into the same bin and Waste Management has its own sorting & recycling programs to extract the valuables.

4. How secure is the property?

We have 24 hr fire monitoring and video surveillance installed on the property. The two main doors to the building are secured with an intercom access system so you can buzz up your guests from any phone. Since taking ownership of the property in 2011 we have no break-ins or serious incidents to report.

5. Do you have parking and storage lockers?

Yes & Yes. We have parking lot in the back and few spots upfront. We also are located on our own private cul de sac so there is also street parking options available in addition to the two visitors parking spots.  Each unit has a storage located designated.

6.  Help, my toilet is clogged?  

Have you tried a plunger? They are cheap and inexpensive to get (dollar store) and usually solves any problems. Please don't put paper towels into the toilet! 

7. How is the building maintained? 

The property common areas are cleaned on a weekly basis by a third party contractor. If you notice something not done right, let us know and we will be sure to let our contractors hear your feedback.

8. Is laundry included? We have 4 commercial coin operated laundry machines in the property and are managed by Coin-O-Matic, a third party contractor.

9. Help, my power has gone out in my room?

First, don't panic. Second there is a fuse box with 15Amp screw in fuses located in the front hallway. The most likely reason a switch has no more power is because the fuse has blown by overloading the circuit. I.E. running a microwave and vaccum on the same outlet at the same time. We provide each unit with 2 replacement fuses when they move in. All one has to do is locate the fuse plug attached to the area that power has gone out and unscrew that fuse and screw in the new fuse. It isn't any different from screwing in a burnt out light bulb. 

10. How do I take pro-active measures to prevent mold growth?

When cooking & showering it is advisable to keep windows open to allow moisture to dissipate. Also, don't put your bed up against the walls or wet towels.  Use fans to circulate air. Mold forms when there is no circulation and humidity in the air. The best way to prevent mold is to keep the air circulating and allow windows and fans to exhaust excess humidity.  Also, there are now product called MOLD control that can prevent the spread of mold and deactivate it.  Check your local hardware store for more info.

11. How much are utilities? Your utility bill is based on usage and depending on your habits can fluctuate greatly.  It is not uncommon to see an average utility bill in the $150 range. The winter months would be higher than the summer months.

12.  What is the average lease term?

The typical lease is 12 month term with options to renew.  We will consider 8 month leases and in special cases we can consider 4 month leases (summer/exchange)

13. Can I sublet my room/place?

Yes, you can sub-let your place subject to landlord approval which won't be unreasonably withheld.

14. How do I pay rent?

There a few options available for tenants: Option 1 - Post dated/Regular cheques to the company legal name: 2279063 Ontario Ltd. Option 2-  Email money transfer   Sorry cash is not accepted.

15. Do you provide a referral bonus for bringing in other tenants?

You bet we do! If you refer us a tenants who signs an 8 month or 12 month lease or longer we will provide a marketing incentive bonus of $125 per accepted tenant placed.
